 The Tuscan Lakes Foundation Committee was formed to invest in the future of Tuscan Lakes and the surrounding community. Designed to benefit families in the community for many generations to come, the Foundation Committee will supplement and complement the functions of the Tuscan Lakes Community Association.

 Who Benefits from the Funds?

 The Foundation Committee helps to create a profound sense of community through the sponsorship of activities and events in and around Tuscan Lakes. And, as Tuscan Lakes continues to grow, the Tuscan Lakes Community Association’s ability to fund Foundation grants to even more innovative projects and enriching programs is increasing. The Foundation Committee targets projects that will have an enormous impact on the quality of life of Tuscan Lakes’ residents and, by extension, the community at large. The Tuscan Lakes  Foundation payment are expected to generate substantial funds on an annual basis, with money supporting five primary areas of focus in Tuscan Lakes and the surrounding community:

• community events, clubs, groups, and sports
• health and wellness

• technology
• education
• the environment

 The Foundation Committee is an advisory committee of the Tuscan Lakes Community Association Board, and will assist the Board in determining areas of need and interest within the community. While the foundation committee is on the vanguard, it is patterned after successful models in outstanding residential communities throughout the country including Riverstone in Missouri City, Texas; Cross Creek Ranch in Fulshear, Texas; Woodforest in Montgomery, Texas;  Summerwood in Panama City Beach, Florida;  Bonita Bay near Naples, Florida; Celebration in Orlando, Florida; Castle Hills in Dallas, Texas; DC Ranch in Phoenix, Arizona; and Grayhawk in Scottsdale, Arizona.

How Is the Foundation Committee Funded?

The Foundation Committee is funded by Foundation payments that are assessed on every real estate transaction. Homeowners are subject to a Foundation or community enhancement fee of up to 1% of the sales price of  their home upon resale. However, the current fee is 0.50%. The Foundation payment remains as a restrictive covenant; therefore, if a property is re-sold in the future, the Foundation payment is made to the Tuscan Lakes Community Association at closing. This allows the Foundation funds to grow as Tuscan Lakes grows. The Board of the Tuscan Lakes Community Association, upon recommendation of the Foundation Committee, may approve grants for the enrichment of programs that will have an enormous impact on the quality of life in Tuscan Lakes. Just some of what the Foundation payments have funded includes purchase and installation of pool funbrellas and bronze sculptures in the community, park benches and solar speed limit signs.
